Who
is the management company at the resort?
ANSWER:
SPM Resort Management manages the entire resort since Fairfield abandoned the property.
Why
where there two management companies on site?
ANSWER:
The Board of Director's at Hilltop Villas 1 and 2, Hilltop 3, or Villas
1 felt the need to eliminate any conflict of interest that could exist
between the developer (Fairfield Resorts) and the management company.
They felt that an independent management company, such as SPM, can
function without the constraints of reporting to the developer and the
Board of Directors who is ultimately the management company's boss.
Pirates Pension saw no conflict of interest with Fairfield managing
their units. In 2006, Fairfield abandoned their responsibilities with
PP and SPM was asked to take over management of PP.

ANSWER: The best way to contact your association Board is by the use of e-mail with a SUBJECT LINE: "BBC"
I am behind in my maintenance payments, where do I call or
send payment?
ANSWER:
ALL owners: The simplest
method is to pay by check when you receive your invoice. Send
maintenance fees with your payment coupon to the Columbia,
South Carolina address as listed on your payment coupon. If you no longer have the payment coupon, payments can be
sent to SPM Resorts 1051 Shine Avenue, Myrtle Beach, SC 29577.
You may also contact theresort at (340) 774-1600, Ext. 6000
to pay by credit card. Please
note that it is important to pay on time. Due to the expense
to all of the owners, you will be assessed late fees and interest
if payment is not received by the due date. Additionally,
accounts will be turned to a collection agency or attorney
for further activity.

I need to get my deed. What information can you provide?

Also, please read the following message from the Fairfield Deeding Department:
There
are several issues relating to the deeding of interval interests of
which owners should be aware. As you know, the timeshare resort is
generally governed by a Declaration and set of By-Laws. These documents
speak, in part, to when specific interval interests may be deeded. Due
to certain technical problems with those documents, our ability to
issue and record deeds has been impeded. Attorneys for Equivest St.
Thomas, Inc. (Seller) and your owners association are working to
resolve these issues, and a resolution is anticipated shortly.
A
second issue relates to your responsibility, as an owner, to make
payment for real property taxes. At such time as you have made payment
in full for your interval interest, Seller will commence the process of
providing you with a deed. From that time forward, you shall be
responsible for making payment of the real property taxes due upon your
individual interval interest. In other words, your property taxes must
be paid to date and you, the owner, must take care of this before you
can get the deeding process started.
Finally,
due to the limited resources of the USVI government, only a small
number of deeds are accepted and/or recorded on a daily basis. Although
clearly not under our control, this fact significantly increases the
time within which a recorded deed can be delivered to owners.
